Set in 14 acres of fields, orchards, meadows and woodlands, Babbelkous – or ‘The Chatterbox’ – is a stunning contemporary take on a traditional farmhouse. It offers 5 bedrooms, of which three are on-suite, a living room, snug, a mezzanine for TV/Entertainment area, and the heart of the house, a breath taking kitchen and modern entertaining space.
The house is set 150M from the farm entrance, and on approach it looks like two separate buildings: one made of brick, one made of wood, that hark back to the farming roots of the property. When entering Babbelkous, two becomes one as it opens to reflect its modern styling with a truly unique layout of space, unifying an open plan design and views over the Suffolk country, with a coziness and warmth often missing in modern houses.
The ground floor is at one constant, flat level – including two walk in showers and a Hammam steam room in the master bedroom – making the entire ground floor accessible to those who have special mobility needs.
And it’s perfectly suited to long summer days, when the floor to ceiling windows can be opened, or colder days when the two wood burners can be lit (One of them has double sided glass).
To the rear of the house, we have built our own "sunken garden", which captures the rainwater from the house. Two unique stone mosaic carpets are laid on the red brick floor, making it a lovely place for morning yoga our stretching. South facing it captures the suns heat, so we have wooden boards in sit and dangle your feet in the cooling water. And at night, why night light a fire in the fire bowl. Note this feature was built after the video was taken.
Environmental concerns have been to the fore in the design of the house: the heating and hot water is sourced from the ground, Solar panels support the electrical demand, and the levels of insulation and heat recovery systems ensure ongoing Carbon emissions are minimized.
The farm has a fire pit, a full sized Pétanque court, and right next to the house, a wood fired Pizza oven large enough to satisfy for the most hungry of guests.
There is ample car parking in immediately in front of the house and barn buildings.
Should you want to venture offsite, then Halesworth town Centre is 1.5 miles away; Southwold / Walberswick and the Heritage coast 8 miles away. And for golfers, the Clubhouse of Halesworth Golf course, which offers a championship 18 hole course, and a 9 hole academy course (of which both are kept in the highest order) is a good Par Five away!
The whole site was conceived to bring people together, to talk to share to play and to enjoy.

The Wooden Barn
Lounge: Soft seating, double-sided log burner, coffee table, lamps, views into garden and over fields. The hearth of the wood burner and the inside outside wall are built from the bricks from the original flemish barn.
Snug: Tucked around the other side of the double-sided log burner is a chill out area with additional soft seating. Or you can put your feet in front of the wood fire and sit on the brick hearth
Bedroom 1: Ground floor king bedroom, 2 bedside tables, dressing table, discreet built in wardrobes and storage space. This spacious room benefits from an en-suite shower room with walk-in shower. The room is also a Hammam (A steam room) with space for 3, WC and basin. It also has a decked area accessible via floor to ceiling windows and has countryside views on three sides.
Hot Desk: Should anyone need a place to open their computer and do a little work, this is a nice hideaway from the rest of the house, again with lovely views over the countryside.
FIRST FLOOR

Gardens and outside areas: Beautiful courtyard with patio area, authentic Portuguese pizza/wood oven and 2 picnic benches. There are gardens all around the property with the property being surrounded by 14 acres of land and fields. There are wild meadows, private fields, and orchards. There is an uncovered wildlife pool and a moat surrounding an island on the land at the front of the house.
TV/Wifi/Mobile: one large smart TV in mezzanine chill out space, sound system, 3 clean air systems filter and circulate air throughout the house. Boradband is availbale. 4G (and soon 5G) coverage is good - but due to the significant heat insulation in the walls and roof, a bit hit and miss in the house especially the bedrooms.
Heating: 2 log burners, underfloor heating, ground sourced eco heating, thermostats throughout
Note: Please take care with children and pets – there is an uncovered wildlife pond at the property and an island with uncovered moat – these can get very deep and therefore please ensure children are always supervised. There is a bridge to the island. There is also a building area set back from the property but again please ensure children are supervised. The owner has created a campfire area for their own use, please take care around this area and if used please note that you do so at your own risk.
